Need remodeling job for 1,400SF asked:

1,400 SF garage needs to be converted into living space. I will get proposals from 3 different architects. I want to know what is average share of an architect who performs from schematic designs, preparation for all documentation, and supervision of construction.

    I personally would not involve an architect unless it was a total home remodel or new construction.Save the money by hiring a good general contractor.He will help you to draw up the plans and submit them to the building code office in your town.This will save you a lot of time and money.Most towns will accept owner plans but check with yours first.Hope this helps.

    Involving an architect in a garage conversion is complete overkill. Go to Lumber 84 and get some garage books. Go to LOWES and get some garage books. Hire a well recommended REMODELING contractor and sit down with them and the garage books. Tell them what you want and what the new use is to be. Between the two of you, you will come up with an excellent design and save about $3000 - $8000 on useless, needless architecture costs.

    However, if the garage you are converting is an eight or ten bay two story, then I stand corrected…….
